FAQ - Linebacker Equity Management

How can I apply?

You can apply through our website: https://www.linebackerproperties.com/communities Go to our "Communities: section, select “Read More” on the property of your choosing and select “Apply Today”

-How long does the application process take?

As long as we have all the documents required to process your application, it can take us anywhere between a 1-5 days depending on how long your previous landlord or employer take to provide your rental or employment verification.

-How much is your application and administration fee?

Our application fee is $70 per applicant $90 per couple, the administration fee depends on the size of the unit it can range between $200 to $400

-What are our requirements to qualify (Rental Criteria)?

INCOME

Monthly income of combined applicants must be at least three (3) times the rental amount.  Monthly income will require pay stubs and written verification.  If you are self-employed the applicant will be required to provide a copy of the most recent tax return or certified verification from their companies’ accountant or bank.  A minimum of 6 months’ employment of each applicant is required. Notarized letters are not proof of income.

 

CRIMINAL HISTORY  

Criminal background checks on all applicants and any occupant over the age of 18 will be reviewed.  Application WILL NOT be accepted for residency if any of the following statements apply to any applicant or occupant:

  • ANY MISDEMEANORS LESS THAN 5 YEARS OLD

  • ANY MISDEMEANOR INVOLVING THEFT, ASSAULT, DRUGS, OR CHILDREN

  • ANY FELONY CONVICTION

  • ANY FELONY CHARGE RECEIVING PROBATION OR DEFERRED ADJUDICATION 

 

RENTAL HISTORY

  • First time renters must pay a high-risk fee up to $750 or have a qualified co-signer. First time renters WILL NOT qualify for any move in special being offered.

  • Applicants must have at least 6 months of verifiable and positive rental history.  Renting from family and/or friends will not be considered as rental history.

  • Must not have any evictions.

  • Must not have any broken leases within 5 years.

  • If an applicant has 1 broken lease over 5 years, the applicant will be required to pay a high-risk fee up to $750 and WILL NOT qualify for any move in special being offered.

  • If applicant has more than 1 broken lease over 5 years, applicant will be required to pay an additional 1 month rent as deposit and WILL NOT qualify for any move in special being offered.

  • Evictions / broken leases / negative rental history due to any non-rent issues will automatically deny the application.

  • Mortgage must be in good standing and verifiable via credit report or written documentation from Mortgage Company.  If current or previous foreclosure, the applicant must pay 1 month rent as a deposit WILL NOT qualify for any move in special being offered. 

  • ROOMMATES MUST QUALIFY INDIVIDUALLY IN ALL AREAS EXCEPT INCOME

- Can I apply without any previous rental history?

Yes of course, First time renters are welcome! First time renters must pay a high-risk fee up to $750 or have a qualified co-signer. First time renters WILL NOT qualify for any move in special being offered.

- What’s the pet policy?

Our communities are pet friendly! The pet policy states Two Pet Maximum per apartment home- your furry friends need to be no more than 40 Lbs. and not be an aggressive breed. Pets are accepted at every community except Los Pinos with a $400 non-refundable deposit and monthly pet rent*.

-How can I submit my payments?

During application process we only allow cash payment at an Authorized Zego Paylease locations. An agent from the property you are applying to can provide you with a number. To find a location you can use the following link

-​ Can I pay for my rent online?

The following month of your move in, you may submit your payments through our resident portal; using an ACH option account number and routing number.

- Are all your communities all bills paid?

No, currently Glenview Apartments, Colony Manor & Gatehouse Apartments are all bills included

- Are you second chance Apartment community?

No, none of our communities are second chance 

- Is renter's insurance required?

Renter's insurance is required; a minimum $100k personal liability policy is required, and all leaseholders must be listed as insured.

- Do you have grills?

​Yes, we provide BBQ grills for our residents' use.

- What is the smoking policy?

​Smoking is not allowed in the apartment, common areas/amenities around the community

What is the parking situation?

​Reserved/Assigned Parking available for $45. Parking available at no cost. Please contact our leasing office for additional parking information.
